01 — The verdict
The verdict is derived from the conservative cash-flow scenario, regulatory risk, and the deal's position in the offer range. A PASS isn't opinionated handwaving — it means the conservative case is negative or the regulatory exposure outweighs the upside. The card surfaces the AI's thesis and a recommended offer range, both anchored to the comps and the market saturation score.




02 — Revenue with a confidence band
The base case uses ADR × occupancy from the closest matching comps. The conservative case applies the 25th-percentile occupancy from the local market; the optimistic case applies the 75th. A confidence label (low / medium / high) reflects how tightly the comps cluster — wide spread reads as low confidence, not as upside.
03 — Six risk dimensions
Each deal is scored 1–5 on regulatory risk, market saturation, seasonal dependency, interest-rate sensitivity, maintenance load, and rate risk. Scores carry through to the verdict — regulatory exposure ≥4/5 alone can flip a BUY to HOLD. The radar + horizontal bars surface which dimension is dragging the deal so you can underwrite the right concern, not the first one that came to mind.




04 — Comps you can actually use
Comparable properties are selected from the closest active and recent listings — same zip when available, same bed/bath cohort, same property type. Each comp gets a match score so you can see which ones are doing the heavy lifting in the base case. No phantom comps from across the country.
